How to Get More Direct Bookings for Your Bali Villa

A practical guide for Bali villa owners: cut OTA commission, build a website that takes bookings, get found on Google and turn guests into repeat bookings.

Most Bali villas are better in person than they look online. The pool, the view, the staff who remember how a guest takes their coffee: none of it shows up in a thumbnail on a booking site next to fifty similar listings. So guests compare on price and star rating, book through the platform, and the villa pays a commission on every night.

Direct bookings fix that. When a guest books on your own website, over WhatsApp or by email, you keep the full rate and you get their contact details, so you can invite them back. Below is the direct booking system we set up for Bali villas, in the order we would build it.

What counts as a direct booking

A direct booking is any reservation where no online travel agency (OTA) takes a commission. In practice that means:

  • Bookings made through the booking engine on your own website
  • Reservations confirmed over WhatsApp, email or phone
  • Guests who click a free booking link on Google and land on your website
  • Returning guests and referrals who contact you directly

Direct bookings still cost something. You pay for the website, the booking engine, card processing and the marketing that brings guests to you. The difference is that those costs are yours to control, and most of them do not rise every time you sell another night.

Keep the OTAs, change the mix

The goal is not to leave Booking.com or Airbnb. For a new or small property, they are the fastest way to be seen by travelers who have never heard of you, and many guests will find you on an OTA, then search your villa's name on Google before they book. If your own website shows up with a clear rate and a working booking button, some of them book there instead.

So think of the OTAs as paid advertising that charges per booking. Keep them for discovery and for filling gaps in the calendar, and build a system that turns more of the attention they create into direct revenue.

Step 1: Know what the OTAs really cost you

Before setting targets, work out what each channel costs per booking. Booking.com commission for Bali properties is commonly around 15%, and it rises if you join visibility programs. Airbnb moved hosts who connect through property management software to a single host-only fee of 15.5% in late 2025. Over a year, that is often the largest marketing cost a villa has, even though it rarely shows up in the marketing budget.

Step 2: Build a website that can take a booking

Many villa websites are a gallery and a contact form. A guest who wants to book tonight has to send a message and wait, and many will go back to the OTA tab they already have open. A website built for direct bookings shows live availability and prices, takes payment securely, loads fast on a phone and answers the questions guests actually ask: where exactly is it, how do I get there, what is included, and what happens if I cancel.

Step 3: Get found on Google

Guests who look up your villa by name usually do it on Google. There are two places you need to show up.

Google's free booking links

Google Vacation Rentals and Google Hotels can show your own website as a booking option next to the OTAs, and Google does not charge a commission for those clicks. Google Maps and your Business Profile

For hotels, resorts and villas with on-site staff, a complete, well-reviewed Business Profile helps guests who search by name or browse the map, and links straight to your website. Step 4: Give guests a reason to book direct

If your website shows the same price as every OTA with none of the reassurance, guests have little reason to switch. Give them one:

  • A best-rate promise on your own site, where your OTA contracts allow it
  • Perks only direct guests get, such as an airport transfer, a late check-out, breakfast or a spa credit
  • Easier terms, like a more generous cancellation policy or a smaller deposit
  • A real person on WhatsApp who replies quickly, in the guest's language

Read your OTA agreements before you advertise a lower price. Many include rate parity terms, and value-added perks are often the safer way to make direct booking the better deal.

Step 5: Turn every stay into the next booking

Your cheapest direct booking is a guest who has already stayed. An OTA guest comes back direct when the stay was great and booking with you next time is easy and worth their while. That means asking for their contact details with consent, following up after the stay, and staying in touch without spamming them.

Track four numbers every month

You cannot grow direct bookings without knowing where they come from. Check these every month:

  • Direct share: the percentage of booked nights and revenue that came direct
  • Cost per booking by channel: OTA commission against what you spend to win a direct booking
  • Website conversion rate: the share of website visits that start or complete a booking
  • Repeat guest rate: the share of guests who have stayed before

Set up conversion tracking in Google Analytics so a completed booking is recorded as a conversion, including when the booking engine runs on a separate domain. Without it you are guessing which marketing works.

A 90-day starting plan

  1. Weeks 1 to 2: Pull last year's bookings by channel, calculate what each cost, and set a realistic direct share target.
  2. Weeks 3 to 6: Fix the website: add or improve the booking engine, speed up the mobile site, and set up conversion tracking.
  3. Weeks 5 to 8: Get listed in Google's free booking links through your booking engine, complete your Google Business Profile if your property is eligible, and ask recent guests for reviews.
  4. Weeks 7 to 10: Choose your direct booking perks and show them clearly on the website and in guest messages.
  5. Weeks 9 to 12: Start a simple repeat-guest program with a post-stay email and a returning-guest offer, then review the numbers and adjust.
